1. BASIC TERMS
This Section 1 contains the Basic Terms of this Lease between Landlord and Tenant, named below.
Other Sections of the Lease referred to in this Section 1 explain and define the Basic Terms and are to be read
in conjunction with the Basic Terms.
2. LEASE OF PREMISES; RENT
2.1. Lease of Premises for Lease Term . Landlord hereby leases the Premises to Tenant, and Tenant
hereby rents the Premises from Landlord, for the Term and subject to the conditions of this Lease.
2.2. Renewal Term . Provided that this Lease is in full force and effect and Tenant is not in default
under the terms hereof, and the Premises are occupied by the Tenant named herein, Landlord hereby grants to
Tenant the option to extend the Term of this Lease (the “Renewal Option”) on the same terms, conditions and
provisions as contained in this Lease, except as otherwise provided herein, for two periods of five (5) years each
Date of Lease: August ___, 2000.
Landlord: Hoyt/DTLK LLC, a Minnesota limited liability corporation.
Tenant: Datalink Corporation, a Minnesota corporation.
Premises: Approximately 98,604 rentable square feet included in the Building
Improvements (as defined in Exhibit “B” hereto) to be constructed pursuant to the terms of
Property: That certain real property legally described on Exhibit “A” attached hereto.
Lease Term: Fifteen (15) years (the “Term”), commencing on Apri1, 2001 (the
Commencement Date as defined in Exhibit “B” attached hereto) and ending 15 years
thereafter unless sooner terminated as provided in this Lease (the “Expiration Date”),
subject to any Renewal Term as provided in Section 2.2.
Rent Commencement Date: Tenant’s obligation to pay Base Rent (as hereinafter defined)
and Additional Rent (as hereinafter defined) under this Lease shall commence on the
Commencement Date as defined on Exhibit “B” attache
