THIS LEASE is made on this 16th day of October, 2008 (the " Effective Date "), by and between
ALCO CITYSIDE FEDERAL LLC , a Rhode Island limited liability company (the " Landlord "), and UNITED
NATURAL FOODS, INC., a Delaware corporation (the " Tenant ").
IN CONSIDERATION of the agreements and covenants hereinafter set forth, Landlord and Tenant
mutually agree as follows:
1.1 As used herein, the following terms shall have the following meanings:
" Base Operating Costs " means Operating Costs incurred for the 2009 calendar year (the " Base
Year "). If less than 95% of the rentable square feet in the Project is occupied by tenants or Landlord is not
supplying services to 95% of the rentable square feet of the Project at any time during any calendar year
(including the Base Year), then Operating
