INDUSTRIAL REAL ESTATE LEASE
ARTICLE ONE. BASIC TERMS
This Article One contains the Basic Terms of this Lease between the Landlord and Tenant named
below. Other Articles, Sections and Paragraphs of the Lease referred to in this Article One explain and define
the Basic Terms and are to be read in conjunction with the Basic Terms.

Section 1.03 Tenant (include legal entity): GILEAD SCIENCES, INC., a Delaware corporation
Address of Tenant: 333 Lakeside Drive
Foster City, CA 94404
Section 1.04 Property: (includes street address, approximate square footage and description) that
approximately 51,500 square foot building more commonly known as 650 Cliffside Drive, San Dimas, California
as outlined in red on Exhibit “A”, subject to the non-exclusive use of such area outlined in green.
Section 1.05 Lease Term: 10 years 6 months beginning on June 1, 2003 or such other date as is
specified in this Lease, and ending on November 30, 2013:
Section 1.06 Permitted Uses : (See Article Five) Only for general office, laboratory, warehousing and
manufacturing of pharmaceutical products.
