Eco-friendly Medical Office Building Slated for 2010
ACS Development creates the sole medical building planned for construction in
05.29.2009 – (ALISO VIEJO, CA) In a time when many projects are put on hold or
canceled, developers of Two Journey Medical Plaza move ahead with a new medical
office building. A two-story, 20,000-square-foot building, Two Journey is
environmentally-friendly and open, with strategies that address water and energy
efficiency, conservation and site preservation.
The city of Aliso Viejo gave gave approval for the building in May, and construction
begins this Fall. Major players included ACS Development Group Inc., architect LPA
Inc. and commercial real estate brokers Lee & Associates.
“Not only are there no other medical buildings planned or under construction in Aliso
Viejo, we’re offering ownership opportunities as well,” comments Fred Alaghband,
Principal at ACS.”Physicians that sign a lease prior to the start of construction have
an opportunity to invest as an equity partner – with limited liability --in the building.”
ACS is a developer and operator of medical office buildings in Orange County with
nine projects completed in the last five years.
Designed by workplace environment experts at LPA, the building uses a number of
sustainable design strategies which measurably reduce the amount of heat
absorption to the building, roof, and pavement (i.e. the Heat Island effect), energy
and operating costs and of particular benefit to California, water consumption. A
native landscape palette and high efficiency irrigation system abound throughout.
The project team has poised the building to exceed California’s strict Title 24
requirements by 15 percent.
“The design solution for Two Journey Medical Plaza elevates 12 medical office
suites above ground level parking with 110 spaces. The suites appear as if they are
