Residential Garages/Utility Sheds
(Largest Size of Plans 24” x 36”)
A Building Permit is not required for accessory structures equal to or less than 200 square feet in
size. All other sheds and garages require a Building Permit.
Only one main building (house) and one accessory building (garage or shed) are allowed per
residential lot. Ordinance 770-36(A)1.
Total lot coverage (building with its accessory building) shall not exceed 30% of the square footage
of the lot (C-2, Sec.401-7).
Garage floor area shall not exceed 10% of the total lot area and shall not be greater than 800 square
feet (C-2, Sec. 401 (11)). Sheds equal to or less than 200 square feet will not be considered for lot

measured from the ground at the front of the building to the highest point of the roof surface (C-2,

Freestanding garages and storage sheds to the rear of the house – no closer than 3’ to a side or rear
property line. Rear lot easements must be maintained unless written permission from the City’s
Engineering Department and all Utility Companies allowing encroachments are submitted
Attached or freestanding garages with any portion in the side yard or front of the house – minimum
side yard clearance for houses on that lot must be maintained, see Planning Department or a Building
Inspector for clarification.
SETBACK REQUIREMENTS FOR CORNER LOTS:
For a lot width less than 50’, the garage is to be no closer than 8’ from the side street lot line. For lot
width greater than 50’, the garage is to be no closer than 10’ from the side street lot line.
