ADDENDUM TO RENTAL AGREEMENT
RULES AND REGULATIONS
This addendum is part of the rental agreement signed by ________________________________________,
and _________________________________________ as tenant, on the _____ day of _______________ , 200___ .
(1) ORDER IN WHICH FUNDS ARE APPLIED: Any funds tendered are to be applied in the order in which debt occurs
regardless of any notation on the payment. Late fees and damage charges assessed before rent becomes due will be deducted from
next payment. After deducting fees and charges, if the remainder is not equal to the amount of rent due, any partial amounts will be
held in a deposit trust account with US Bank until the full amount equal to rent is received, at which time rent will be credited. Only
payments for the full amount of the rents owing shall be considered payment of rent. Partial payments will be held as deposit until
such time as full amounts are paid for rents.
(2) USE OF SPACE: Tenant is renting interior of residence only. Exterior areas are to be considered common areas under the
exclusive control of Landlord. Tenant may not use exterior areas except as permitted by express written permission of the Landlord.
Permission is granted to have patio furniture, barbeque grills, bicycles, and plants in portable containers provided such items do not
impede foot or vehicle traffic or become an eyesore due to obsolescence. Exterior surfaces visible from the outside belong to
Landlord and cannot be modified, decorated, and/or cluttered without express written permission of Landlord. No signs or markings
may be added by Tenant that are visible from the exterior. Tenant may not leave garbage or other personal items outside. Any such
items of personal nature left outside will cause Landlord to issue a 10 Day Notice to Comply. Failure to comply will result in
Landlord disposing of personal items and charging up to $100 for disposal. Tenant may not access the roof, ceiling crawl space, or
