OFFICE LEASE
THIS OFFICE LEASE (this "Lease") is made as of the 1st day of August, 2004, by and between Cocanougher
Asset #1, Ltd., a Texas Limited Partnership ("Landlord"), and the Tenant named below.
WITNESSETH:
1. BASIC PROVISIONS.

2. LEASE GRANT. Landlord hereby leases to Tenant and Tenant hereby leases from Landlord the Premises
described above, which will consist of approximately 15,681 square feet of Rentable Area (herein so called)
located on the fourth floor of the building described above (the "Building"), as shown in Exhibit A-l attached
hereto. The Premises are located in the Building which is located on the real property described in Exhibit A-2
attached hereto (the "Land"). The Land, the Building, the parking facilities and other structures and
improvements, landscaping, fixtures, appurtenances and other common areas now or hereafter placed,
constructed or erected thereon, comprise the project (the "Project"). Tenant is hereby granted a nonexclusive
right to use the Common Areas during the term of this Lease for their intended purposes, in common with others,
subject to the terms and conditions of this Lease, including, without limitation, the rules and regulations
promulgated by Landlord. "Common Areas" will mean all areas, spaces, facilities, and equipment (whether or not
located within the Building) made available by Landlord for the common and joint use of Landlord, Tenant and
