STANDARD LEASE FORM
FOR CONDOMINIUM RENTAL
Special provisions are attached to and hereby made a part of the lease dated _______________
between (Lessee) _________________________ and (Landlord) _________________________
for the rental of Condominium Unit No. _______________ in Building #__________, in the
subdivision known as Vantage Point West at Leisure World, a Condominium, as per plat
recorded in Condominium plat book number _______________, at plat number _____________,
among the land records of Montgomery County, Maryland.
A.
SUBSTITUTION OF WORDS: Whenever the words premises, property, or house are
used in the above described lease, the words “Condominium Unit” shall be substituted
where applicable.
B.
CONTINGENCIES: If this lease is subject to the approval of the council or board of the
Condominium Project, then the Landlord agrees to immediately present this lease to such
property authority for their action or consideration. In the event that such approval is not
obtained in writing within 30 days after acceptance by the Landlord of this lease, or this
lease is disallowed by the appropriate Condominium authority, whichever shall first
occur, then Agent shall promptly return any deposits and this lease shall be null and void.
C.
INSURANCE AND RELATED MATTERS: The lessee shall not do or cause anything
to be done upon the premises which would increase the hazards in the condominium
project including those for insurance purposes.
D. MAINTENANCE/REPAIRS: The lessee shall keep the premises in good state of repair,
maintenance and cleanliness and shall promptly report any defect to the Agent and
Landlord. Landlord will promptly see to the repairs to any defect not due to negligence
of acts of commission or omission of the Lessee, his family, guests, employees or
invitees.
E.
TAXES AND OTHER CHARGES: The Landlord shall promptly pay all taxes
commonly known as ad valorem real estate taxes levied upon or assessed against the
premises by the State of Mary
