Annual Board Meeting Minutes
April 4th, 2025

Call To Order:
The Special Hurricane Recovery Update meeting of Driftwood Sands Condominium Association was
called to order at 4:00 p.m. by Board President Jack Berlin. The Secretary Art Mattiello noted time as
4:00 pm. The meeting was held in the meeting room at 2618 Gulf Blvd, IRB and remote via Google
Meets.

Role Call:
Directors Present: President, Jack Berlin (L), Vice President, Lindsay Stuthers (L), Secretary, Art
Mattiello (L), Rob Pergolizzi (L), Mindy Burchard (L).

Proof of Notice:
Notice for this meeting was posted on the condominium premise more than 14 days in advance of the
meeting date. Meeting notices were also sent via email to all owners, by order of the Board of
Directors and in compliance with Florida Statues. Proof of Notice is on file with the DWS Association.

Prior Meeting Minutes:
Motion made by Art Mattiello to approve meeting mins of Hurricanes Recovery Status Meeting on
March 6th, 2025, second by Board member Mindy Buchard, all in favor, motion carried.

Officers Reports:
Presidents Report: Report given by Board President Jack Berlin on the state of DWS Recovery.

Jack stated we are doing remarkably well with our finances.
o FEMA submitted their claim
§ we originally anticipating $20K - $60K
§ check came in at $93,000
o Hurricane repairs, we spent approx. $132,000
o Special Assessment ($118K, + $93K - $132K) left with $80k for further spending
o Expected additional expenses (estimates):
§ $25K more in Landscaping
§ $13K more in furniture
§ $5K carport (closet) doors
§ $5K more in elevator repair
§ $3 in additional fences

Secretary Report: Report given by Art Mattiello, included all project updates and status.
• Ran through list of activities and status
o Key items to note:
§ Elevators cab and pit lights need to be repaired.
• Electricians are scheduled mid-April
§ Courtyard furniture expected delivery in May
o Closet Doors need to be painted and 4 more to be installed
o Balcony and Breezeway resurface pushed to 2026
o All Steel doors need to be scraped and repainted
§ Looking for a contractor
§ Lindsay “knows a guy”
o New Car Port for the north 9 spots.
§ We need a set back variance from gulf and 27th ave
§ Rob & Mindy will contact the city planner regarding the variance
• They will head up the committee

NEW BUSINESS:
Landscape Committee – Linda Patzner reported:
• New quote presented to the board and owners
o Finished the 3 remaining sections - $21k
§ Retention pond area, under 8 & 9 tacks and the area by 27th Ave
o Recommends to the board to go forward
§ They can start on Monday, April 7th
§
Included is to repair the irrigation systems

Motion made by Lindsay to accepted Landscape Committee’s recommendation to move forward with
the proposal to finish restoration was 2nd by Rob, all in favor, motion carried.
Jack will approve Community Financials to send 50% payment to Kevin of the Landscape company.

FIRE PIT REQUEST: A few owners requested a fire pit. If feasible, this would have to go to the owners
for a vote.
• Mindy and Rob will also investigate local ordinances for a gas fire pit and report back their
findings

ELEVATOR CALL BOX: Art reported the status
• Our present Elevator Emergency Service was Kings III raised their rates
o Decision made to move to MyLink Communications
o Problems activating Mylink
o System is down
• Additional equipment sent from Mylink
o
If this doesn’t resolve the issue, we will go back to Kings III

LIBRARY: Art reported:

Joan Duffy maintains the library
• Art requested the board allow Joan to buy newer books
o Motion made by Rob, 2nd by Art, all in favor to give $50.

Q&A
• Pat Godsted noticed Brown park’s gazebo & asked if our new car port can have pitched roof
similar?
o Rob and Mindy will investigate town’s Gazebo to see if feasible for our new car port.
• Marcel noticed multiple vehicles with permits from same unit.
o Rules are one guest parking spots per unit
o Unless permission given
o We have limited guests’ spots – we can find additional, but we need to know
• Art Suggested “Rule of the Day” in the Elevator

o People are monopolizing chairs
o Parking permits have no phone numbers
o Art will make signs, and we can rotate in the elevator
• Pres Asked is Arnold’s Contractor Price the same
o Arnold will be paid the same amount as per our agreement
• Dottie Asked: Closet doors
o We are looking for someone to install the doors

Jack reported he would like a deck opening party on April 19th
o This will be finalized soon

Art and the Board thanked everyone for all the help to keep DWS the “Jewel of the Gulf” but
especially wanted to thank Dr. JOE and KATE for the awesome pastries to all the helpers.

MEETING ADJOURMENT:
Motion was made to adjourn by Rob and 2nd by Lindsay, with an all in favor, motion carried forward.
