Sweetwater is a premiere gated, deed restricted community with 129 homes. Quiet and secluded, Sweetwater is nestled within the Pam Callahan nature preserve and surrounded by the waters of old Tampa Bay and Sweetwater Creek.   Although private and surrounded by nature, Sweetwater is in the heart of the Tampa Bay area ideally located close to major highways, Tampa International Airport, the city's best shopping and restaurants, downtown, and local beaches.

As required by the governing documents of Sweetwater Subdivision, the undersigned, as Owner of the
property listed below, hereby applies for approval of improvements to the property and provides the
following information in support of this application:

ARCHITECTURAL APPROVAL GUIDELINES

We are excited to see you making upgrades to your property. These great upgrades continue
to make Sweetwater a premier waterfront community. As part of your project approval
process, please assist the Board in its duty to oversee the neighborhood by managing your
contractor. Please review the following and sign that you have read and return with your ARC
approval.
- Project Dates - Please provide the Board with an estimated start and finish date.
We understand delays due to weather and other circumstances are unavoidable but
please do your best to keep your contractor on schedule. If delays do occur, please
inform the board as soon as possible.

- Contact Information -Please provide the Board with your contractor’s name and
emergency contact information in case you cannot be reached. We have had issues
where we need to contact the contractor, but the homeowner has not been
available.

- Construction Trash -Please advise your contractor to keep the work site picked
up in a timely manner. Any trash should not be stored on property for long periods
of time. Any trash/debris should never be placed on sidewalks or streets. This is
your property and you are responsible.

- Overnight Parking - Please remind your contractor not to leave work vehicles,
equipment, building materials or trailers on the street overnight. This may will
result in tickets and possible towing.

Contractor Parking - please pay close attention to parking this has become a
major issue.

 Contractor vehicles should not park across from each other on the
street. Wednesdays and Saturdays are trash/recycle/yard waste pick up
along with lawn maintenance, so these days are especially busy.
 Please park in the correct direction and never facing oncoming traffic.
 Keep intersections clear.


- Material & Equipment Deliveries – Please make sure someone is on site to
receive materials and equipment deliveries to insure it is not placed over sidewalks,
on the street or on your neighbor’s property.

Property Boundaries – It is your responsibility to confirm that your contractors
are following all applicable Hillsborough County rules and regulations and applicable
deed restrictions as it relates to property lines and setbacks.

- Dig Safe -Please ask your contractor to use the “Sunshine 811 Call Before You Dig”
service to protect the neighborhood underground cables. Cut cables impact
neighbors. That telephone number is 811.

- Work Hours – Your contractors may only work within the hours the community
has established as follows:
o Monday – Friday, 7:00am – 6:00pm
o Saturday, 9:00 am – 5:00 pm

Contractor working on Sundays or Holidays is strictly prohibited.

- Gate Codes – Please do not give out your personal gate code as this code is
assigned to you personally. All contractors should be using contractor code.

- Community Roads/Sidewalks/Property - Your contractors are responsible for
any street damage, sidewalk damage, or any damage done to community property.

- Road Violations – The Hillsborough County Sheriff’s office routinely patrols our
roads monitoring for speeding, parking violations and other basic rules of the road.
Thank you for your help addressing these issues that have been problematic with construction
projects in the past. Our goal is to make each project as trouble free as possible for all our
neighbors. Please provide your contractors the Sweetwater Contractor Guideline checklist.
