Driftwood Sands Condominium Association, Inc. Rentals Rules and Regulations, effective 2/26/2021 These Rental Rules and Regulations shall be in effect until amended by the Board of Directors of DRIFTWOOD SANDS CONDOMINIUM ASSOCIATION, INC. Driftwood Sands units may not be rented for less than one full month. The Association is a single family, non-transient community with all renters expected to treat this community as they would treat their own homes, and respect the rights of others who live or visit here. Security – Owner & Renter Responsibilities. All exterior doors to the building MUST remain locked for the security of our residents. They may not be propped open and left unattended. Owners are responsible for the action of their renters and are required to make sure that ALL renters are aware of the building rules by acknowledging receipt of such in writing. Owners and Renters are required to complete a form provided by the management company that includes information about the rental to comply with these rules. The completed form will be provided back to the management company who will then make the Board of Directors aware of new rentals. A $100.00 fee is due to the Association for each rental PRIOR to the move in date. Management has the right to request Renters to leave the property should they not abide by the Rules and Regulations. Occupancy - Please note that per the Fair Housing Act, (FHA), the rule of Occupancy per unit is regulated as: Two (2) persons in a one bedroom unit. Four (4) persons in a two bedroom unit, Six (6) persons in a three bedroom unit and eight persons in a four (4) bedroom unit. With a child under the age of 12, each limit increases to an additional person per bedroom. Because this is a small building with limited facilities, Renters may not have guests or invitees that cause the number of persons in the unit, using the facilities or visiting the property to exceed the FHA Occupancy Rules. Special dispensation from the Board of Directors is required should a renter request additional guests or invitees for a short window of time, and not overnight. Children – Children shall be under the direct control of a responsible adult. Children under 12 may not use the elevators, library, pool or common areas unaccompanied by an adult. Children may be requested to leave any of the common or recreational areas for misbehavior by, or on the instruction of the Manager. Pets – Renters and/or invitees are NOT permitted to have pets in the unit or on the property. Recreational Facilities – Renters are welcome to use the pool, gazebo, grills, courtyard and library as long as they comply with all posted hours of operation and other requirements for their use. Based on the maximum occupancy rules above, Renters may not authorize anyone who would cause exceeding the occupancy rules to use the facilities. UMBRELLAS are stored in the men’s restroom, please return after use. GARBAGE: all garbage, food, cans, bottles, newspaper, etc. MUST BE PROPERLY BAGGED AND TIED, BEFORE depositing in the trash chute (opposite each elevator on floors 1-5). ALL BOXES, no matter how small, will clog the trash chute and must be carried down to the ground floor and deposited in the dumpsters. Aluminum can recycling containers are at the Gazebo and both elevator lobbies. Recycling for more items is also available on Bay Boulevard and 27th Avenue at Brown Park. GAZEBO may be reserved by DWS owners only, except on holidays and holiday weekends, for a private party not to exceed 20 people, simply by contacting Management at least 48 hours prior to your party. For parties larger than 20 persons, formal written approval from the BOD is required, so those requests need to be made far enough in advance to allow a BOD meeting to occur. No reserved use of the gazebo may occur without an owner in attendance. Because of the large number of requests, only one (1) reservation per month is permitted per owner for a maximum of four (4) hours. The Association grills may NOT be reserved. POOL AREA/GAZEBO SEATING: Please do not monopolize the tables and chairs in these areas by leaving towels and/or personal items unattended on them. If there is no warm body occupying a seat, it is first come, first serve. Plastic water bottles only allowed in and around the pool area, no glass or food. POOL: The pool operating hours are from dawn to dusk daily. Maximum load 12 people. There is NO Lifeguard. Children MUST be accompanied by a responsible adult at all times. 'Shouting games' are not permitted. RESTROOMS: Both poolside restrooms have a lock that can be opened with your ground floor entry keys. Please help us keep them clean, keeping the door locked is a great help with keeping non-residents from using them, and let us not forget to turn off the lights when leaving. DO NOT prop the doors open as the salt air is corrosive and causes the fixtures to rust. FIRE CODE prohibits cooking grills on our balconies, propane tanks in the unit, nor can they be stored in our storage areas. FIRE ALARM means to evacuate the building via the stairwells, immediately. DO NOT USE THE ELEVATORS. Re-entry is permitted ONLY upon approval of the Fire Department or Building Representative. ENTRY DOORS: Never block or prop open the lobby or stairwell doors. Security is important to us and this puts everyone at risk. If you see an item propping a door open, please remove it. Never open a door for someone you don’t know. If they belong here, they should either have a key or must ring the resident from the entry phone. To admit someone who has called your unit from the entry phone, press 6 on your unit phone. BICYCLE RIDING, SKATEBOARD, ROLLERBLADING, BALL PLAYING, ETC., are STRICTLY PROHIBITED in the garage and parking areas. Children and adults should use caution when entering our lower level as visibility is difficult in some areas and we all must use caution with cars coming and going. NO carts, bicycles, strollers, chairs, tables or any other similar object may obstruct or be stored on the walkways. As a courtesy to everyone, please refrain from SMOKING on the balconies. NOISE OR MUSIC of any kind in units, balconies or common areas must not disturb other residents, particularly between 11:00 pm and 8:00 am. All games. Including pool games, shuffleboard and cornhole must respect our noise rules. We hope you enjoy the wonderful lifestyle we have here at Driftwood Sands and we appreciate your assisting us in keeping it so. Driftwood Sands General Rules & Regulations General Guidelines 1. Please read and familiarize yourself with the condominium association rules and regulations posted on this website, in the elevators, and in your rental information. 2. Be sure to check the elevators and/or bulletin boards daily for important notices. Please take note of any reservations made for the gazebo and vacate that area on the day and times listed. 3. Trash chutes are located on each floor across from the elevators. Trash should be discarded between the hours of 9 a.m. and 10 p.m. PLEASE do not deposit trash in the chutes when the dumpsters are placed outside for collection on Mondays and Thursdays. 4. Out of respect for others, please refrain from smoking on your balcony. 5. Be sure to remove sand and dirt from your shoes before entering the building. Parking 1. Driftwood Sands guests must park in spaces marked "Permit Only". All other parking spots are reserved for owners. Guests must display a parking permit with an official non-expired date stamp in their vehicles to use a guest parking spot. 2. Visitors should not park in owners' parking spaces (marked Reserved), in fire lanes, near maintenance vehicles, or in such a way that blocks access and use. 3. If parking is not available in guest spots in the north and south uncovered lots, please park on side streets or take advantage of designated beach parking spaces where available. 4. Failure to abide by the above procedures could result in the vehicle being towed at the owner’s expense. Pool and Outdoor Spaces 1. Use the gazebo, grills, and outdoor area at your pleasure, but please clean up all food and containers, properly dispose of waste, and wipe the counter tops and tables when you are finished. 2. Please clean gazebo grills after use and replace cover on gas grill when it has cooled. 3. Both the men and women's poolside restrooms have a lock, which can be opened with your ground floor entry key. Please make sure the restroom doors are locked when you leave. 4. Please return chairs, lounges, and umbrellas to their original location. 5. Umbrellas and shuffleboard equipment are located in the poolside men’s restroom. 6. Loud music in the pool area or on the balconies is not permitted. 7. Pool hours are dawn to dusk. No swimming after dusk. 8. Be aware that sound travels up from the pool area and be respectful of others who are enjoying their balconies. 9. Be courteous and observe quiet time in the pool area after 10 p.m. If loud music and partying persist after that time, please be aware that the local authorities may be called in. 10. Deck furniture must remain on the decks and may not be taken to the beach. Indoor Spaces 1. When moving into or out of a unit, please use the rear elevator. Protective pads for the elevator are available by contacting Property Resource Management 727 584- 8733. 2. Please keep all doors and windows closed when using heat or air conditioning. 3. Please conserve water by using towels more than once and filling your dishwasher before running it. 4. If you are leaving your unit for an extended period of time, please shut off your water valve. 5. Do not hang towels or clothing over your balcony 6. When using the garbage disposal, run plenty of water during and after use. Avoid placing onion skins, grapefruit skins, coffee grounds, and celery into the disposal. 7. If you have a microwave, please use only paper, glass, or microwave safe plastics in the oven. DO NOT USE METAL OR FOIL IN THE MICROWAVE OVEN. 8. The entry door security system works as follows: a) When the telephone rings, answer it. To allow someone to enter the lobby, dial the number six (6); b) If you are using the telephone and the phone buzzes from the entry phone, dial 3 to place the current call on hold, and speak to the person requesting entry into the lobby. Dial 6 to allow them to enter and then dial 3 to return to your original call. Never let someone in the building you do not know from the entry phone. 9. Be sure to take balcony furniture into your condo during high winds. 10. Mailbox keys can be obtained through your rental agent. Large packages delivered by the U.S Postal Service are put in the large mailboxes behind the main entry elevator, and the key is placed in your mailbox to enable you to access your package. 11. Information regarding fireplace use should be provided by the rental agent. 12. CONTRACTORS, SUBS AND VENDORS RULES & REGULATIONS Driftwood Sands Condominium Association, Inc. has rules in place that MUST be followed by all workers on the property. This on-site work form must be completed to perform work on Driftwood Sands premises. (This only needs to be completed once per company) 1. Work hours are between 8:00am and 5:00pm, Monday through Saturday. NO work is to be performed on Sundays or Holidays. NO loud noise before 8:30am! Exceptions for emergency work ie. plumbing, AC, electrical will be permitted as necessary. 2. All Contractors are responsible for: covering any and all flooring used to reach the unit or work area, this includes: the Lobby floor, tiled areas at the elevator landings and the carpeting leading to the unit door. Contractors are responsible for supplying the materials to cover these areas with the exception of the elevator lobbies which require special materials which the building will provide. The building maintenance person will inspect ALL contractor coverings to insure proper protection is in place. The contractor is responsible for removing the floor coverings at the end of each day. The building maintenance person will pad the freight elevator before any work begins. 3. The contractor will clean all inside areas used during the day, as well as at the end of the day. 4. The contractor will clean any debris or spills in the outside areas including padded areas, walkways and landings on a DAlLY basis. Owners may be held responsible for any costs associated with clean up. 5. The maintenance person MUST be informed of any deliveries and will assign appropriate parking. 6. Outside doors may not be propped open and/or left unattended. 7. ALL contractors are expected to treat our property with care and to be courteous and tactful to all residents. 8. The Contractor/Owner is responsible for any and all damage to common areas. 9. Smoking in designated area only. 10.Coordination to be with Arnold Kramer - Maintenance Superintendent - 727-424-9242. 11. Contractors may be requested to leave premises in case of non compliance. Hot Work Safety Precautions: Any contractors cutting or welding operations must adhere to the following rules: 1. Keep or move all combustibles at least 35 feet away. 2. Ensure that there are no openings in walls or floors in work area 3. Move work to be welded or cut to a safe location, or Protect exposed combustibles with fire resistant guards. 4. Wet down combustible floors. 5. Provide a trained fire watcher with extinguishing equipment readily available. 6. Maintain fire watch for a minimum of 1 hour following completion of hot work.
